Therapy Pets Prove Soothing to People with Alzheimer's

The recent win of Diamond Jim, an English Springer spaniel, at the Westminster Kennel Club?s annual top dog competition in New York City brought attention to an increased calling for select pets across the country; serving as therapy dogs for people with Alzheimer?s and other disabling ailments. The dog, commonly called James, is retiring from the show world to live the life of a therapy dog. James and his human partner have already worked with people with Alzheimer?s, proving a soothing presence in nursing homes where they visit.

A growing number of hospitals, nursing homes, and other health-care facilities across the country are accepting specially trained dogs and cats with welcome arms. Anyone who has ever loved a pet knows how comforting a furry presence can be. Having an affectionate pet visit during a hospital or nursing home stay can be especially beneficial, particularly for someone with Alzheimer?s disease.

Not just any dog can became a therapy pet. Therapy pets are assessed for temperament and obedience, then given rigorous training to make sure they (and their human partner) are well suited to working in hospitals, schools, or nursing homes. Groups like the Delta Society and the ASPCA train people-pet pairs across the country. More and more pets, primarily dogs but also cats and other animals, are paying therapeutic visits every day.

Easing Agitation Studies at the University of Nebraska Medical Center College of Nursing show that even a short-term visit by a therapy dog to a nursing home can ease agitation in people with Alzheimer?s. The benefits may be particularly pronounced in the early evening, or ?sundown? period, when many people with Alzheimer?s tend to become agitated and confused. A therapy dog program can be a useful adjunct to other calming activities in such a situation.

Therapy dogs also promote social interaction among individuals with Alzheimer?s disease. In one study, 12 people with Alzheimer?s who were living in a Special Care Unit in a large midwest Veterans' Home were observed after a pet dog came to visit. Various social behaviors were recorded among the group, including smiles, laughs, looks, leans, touches, verbalizations, name-calling, and others. Observations took place on three separate occasions ? when the dog was absent, when the dog came for a visit, and when the dog spent an extended period on the ward. Results showed that the long-term presence of the dog boosted positive social behaviors among people with Alzheimer?s. In another study, the long-term presence of a pet proved useful in those living on a specialized Alzheimer?s ward.

Wellness and Prevention A well-mannered cat or dog isn?t just for people who already have Alzheimer?s disease. Pets have numerous health benefits that may help to stave off the disease as well. Petting and stroking a dog or cat can be very relaxing, slowing heart rate and lowering blood pressure. Stress and high blood pressure have both been linked to an increased risk for Alzheimer?s disease.

Dogs, too, get their owners off the couch and around the block, a form of daily exercise that can have multiple physical benefits. Numerous studies show that regular physical activity, at any age, may help to keep the brain young and focused. Dear Adam:

I purchased and read your book and it as helped me immensely in a number of areas.

However there is one problem I am having with my 5 month-old Standard Poodle: I realize he is still a pup and I may be jumping the gun but I did want to check it out to make sure I am doing everything correctly. I realize dogs are different and go at their own pace, but this is unusual for me since normally I would have my dog housebroken by now. FYI he has responded well to the other training tips in your book and is well on his way to being a well trained dog. Thanks for your help.

From the day we brought him home at 9 weeks, we have been feeding him on a schedule and taking him out of the same door to his spot in a dog run. Our house has a doggie door that leads outside. Once outside we give him his command to eliminate- he goes and we praise him. He will consistently go out there once he is there and I am sure he knows this is his place to eliminate.

However he will not go outside on his own. He has had a couple accidents in the house- both when I was away and my daughter was watching him and I know that sets us back. However we have been consistent otherwise from July until now. Here are my questions:

1. How do we get him to go outside on his own? (when we take him out, he waits for us to go out first and will not go through the doggie door on his own)

[Adam responds: Just be consistent. At 5 months of age, the dog is too young to expect him to start going out on his own. I take a dog out at regular intervals until he is at least 1 year-old.

2. How do we get him to go on command when we are outside?

[Adam responds: Just like I mention in the book, repeat the phrase, Get busy, every time you go out to the elimination area, and continue saying it, as he eliminates. However, the dog (obviously) is not a robot, so we cannot expect him to eliminate on command as such every time. The most important piece of the puzzle is that the dog receives a negative association every time he tries to eliminate in the house.

3. How do we get him to go on different surfaces?

[Adam replies: I'm not sure why it would be so important to each the dog this, but you basically need to figure out when the dog needs to eliminate, and then take him to the area repeatedly until he does. But for housebreaking, I recommend you only use one area. Keep it simple for the dog: This is where I eliminate, and everywhere else, I don't. He'll figure out on his own, for example, when you travel... that it's okay to eliminate outside as long as it's on the grass.

4. How do you know when he is housebroken- just let him go and watch him? (I do not want to allow him another accident- that would set us back again)

[Adam responds: Accidents don't set you back. They are just more learning experiences and opportunities for the dog. What sets you back is not attaching the desired association with said behavior.

5. Would electronic training collars be helpful or harmful in housebreaking?

[Adam replies: Definitely not. You've got a puppy. He's still young. Be patient and be consistent.

I have been working with my girlfriends 30lb mix bread female dog (2 1/2 years old) for about 4 months now. Gabby has problems with aggression towards people and other dogs. She can one minute be fine with a person and the next minute go crazy snarling and biting (but she has never actually got a hold of anyone).

The dog fights are the same one minute fine the next attacking but never really drawn blood. Some of these incidents might be attributed to situational things like food or toys but put in the same situation 10 times - the reaction may only happen 1 out of 10 and sometimes the reaction happens with nothing causing it that I can tell. There is plenty more as far as detail into these events that I can go into if you need it.

We have seen improvement since starting Gabby on the loose leash training and the down stay training. The structured discipline has helped as well as setting the tone for who is in charge. But sometimes I just feel like she is totally void of knowing what is going on - it's like a switch is flipped and no amount of correction can bring her out. In addition she never seems to relax - almost like she is always afraid or needs to know everything going on - hence we hardly ever get to relax.

Like I said I am seeing improvement but it is slow going 4 months now of strict discipline is wearing on everyone and the results aren't exactly as good as I hoped. I totally believe in your training methods - I'm not questioning that - but my question for you - is it possible to have a dog that can't be trained out of aggression or does it just take a really long time?

Thank you for the e-mail.

First, I get the impression that you're letting this dog interact and play with other dogs. This is a big o-no.

As for your question about aggression: With some dogs, aggression can be controlled but never eliminated. A lot also has to do with the temperament mix of owner and dog.

But there are always triggers.

For a dog like you've described, I would recommend using an electronic remote collar. The correction can be matched exactly to the dog's temperament, you don't need to be at all physical with the dog, and the texture/sensation of the correction tends to be more strange feeling to the dog--which creates a reak in her state. However, since it's an aggression issue--and sounds like a pretty serious one--I'm going to recommend that you work with a professional instead of trying to use the e-collar by yourself, as there is a greater possibility that you may be misreading the situation. (And I can't tell by e-mail). So, I'd prefer to error on the safe side and recommend professional supervision. Although it may take some searching to find someone who is competent.

Just remember: As long as the options for the dog are clear, the dog will not continue to do a behavior that has a negative association linked to it. When you teach her that it's a lot easier to stay calm and get the praise than it is to be aggressive and receive a negative association--you're on the path to recovery.

As for her never feeing relaxed: This is one of the problems with adopting a mix-breed from unknown genetic stock and unknown puppy imprinting. If she has poor nerves, you can use the obedience exercises to make her more tranquil, but you'll never overcome her genetics.

While you are taking the course on the different areas of study, you will be provided with reading materials that contain the necessary information that you will need so you can learn how to pass the real estate exam of the state wherein you are interested in to practice your profession. The Contact Dermatitis and Clothing Connection

Persons who suffer with dermatitis or sensitive skin have a difficult time living day to day avoiding allergens and the dreaded rash, itching and discomfort that comes with it. I have sensitive skin and prone to develop contact dermatitis at any time often reacting to something next to my skin that I have used for long periods of time. I recently had to discard my favorite pair of pants after months of developing a rash on my stomach and side whenever I wore them. How could this be I said to myself, of all the things in the world to have, why did I inherit this strange skin?

While researching the matter I came across some interesting information regarding contact dermatitis and clothing. It seems there are quite a few people who develop contact dermatitis from formaldehyde resins which are used for textile finishes. Apparently its pretty common in women but men can also develop the condition if they have sensitive skin. I was amazed and had no idea that formaldehyde was used on fabrics. Can you imagine being allergic to your clothes? If you are experiencing a chronic recurring rash on various part of your body, particularly where clothes fit tightly you may want to contact your Dermatologist and request testing for this sensitivity. The rash can get particularly irritated from perspiration and in areas where the friction of the fabric rubs against the skin.

According to the American Contact Dermatitis Society common eruption sites include the posterior neck, upper back, lateral thorax (part of the body between the head or neck and abdomen), waistband and flexor (fingers) surfaces. It can however appear in other areas like the forehead if you wear a cap that's been treated with formaldehyde.

Formaldehyde is used to make clothing that is wrinkle resistant (permanent press) and these can release significant amounts of the substance. The American Contact Dermatitis Society states that rayon, blended cotton, corduroy, wrinkle-resistant 100% cotton, and any synthetic blended polymer are likely to have been treated with formaldehyde resins. Women's clothing also includes lingerie and undergarments.

Many individuals are allergic to formaldehyde and know to avoid personal care products that contain formaldehyde releasing preservatives. Keep in mind that many pharmaceuticals including OTC drugs also use these same preservatives so it's not limited to skin care products. For those sensitive to formaldehyde clothing can also be a stong source of irritation.

Each country has its own manufacturing standards for acceptable levels for formaldehyde resins. A low indicator of formaldehyde releasing resin would be 75 ppm which is the Japanese standard, the US standard is somewhere near 300ppm, quite a difference.

Fabrics safe to wear:
100% silk, 100% linen (if it wrinkles easy), 100% polyester, 100% acrylic, 100% nylon, spandex, flannel (soft), wool (may cause irritation) and denim.

Do not wear these fabrics:
Permanent press, wrinkle resistant, color-fast, stain-resistant, blends (including rayon, polyester-cotton), corduroy or shrink-proof wool.

It is suggested that you read the labels in your existing clothing and separate them in your closet so you will know what's safe to wear. Always opt for loose fitting clothing since friction and perspiration can cause the condition to flare. Read the labels in any new clothing before you purchase. Clothes made in Japan are the safest and companies that sell clothes in Japan also have to meet the Japanese standard.

Companies that meet the Japanese standard:
GAP, Old Navy, Banana Republic, Liz Claiborne, Eddie Bauer, Cuddle Duds and Levi Strauss. There may be others but these were on the list from the American Contact Dermatitis Society.

Child Car Seats

If you have children, or are planning to have children, one of the most important thing you need to think about purchasing is a car seat. There are many child car seats to choose from, and making sure you have the right one is very important.

Child car seats are often divided into categories, which manufacturers often refer to as stages. These stages include Stage 1 or Groups 0 & 0+, Stage 2 or Group 1, Stage 3 or Group 2, and, lastly, Stage 4 or Group 3. There are some child car seats that are able to be converted as your child grows, so it can possibly fit into several stages and/or groups.

The first of the main types of child car seats is the rear-facing baby seat for children who fit into Group 0. These are used from birth to up to 6-9 months and/or for infants weighing up to 22 pounds. They also fit the Group 0+ category since some are made for use from birth up to 12-15 months and/or infants weighing up to 29 pounds.

Rear-facing child car seats are to be used in either the front seat or back seat of an automobile. However, it is known to be safer when they are used in the back seat. Never use rear-facing child car seats in a front passenger seat if it has a passenger-side airbag.

Rear-facing child car seats offer much greater protection for an infant?s head, neck, and also spine. So, it is recommended that you use rear-facing child car seats as long as you can, moving your child into a forward-facing seat only after he/she is too big for the seat?s weight limit or his/her head is higher than the seat?s top.

This brings us to forward-facing child car seats. These are for children who fit into Group 1, used from 9 months to 4 years of age, or for children weighing 20-40 pounds. As with rear-facing child car seats, forward-facing child car seats can be used both in the front and back seats, although using it in the back seat is recommended.

A forward-facing child car seat should be used until the child is too big for the seat?s weight limit, and/or the top of the child?s head is higher than the seat?s top.

Lastly, we come to the booster cushion or booster seats. The booster cushion/seat is used for children ranging from 6 to 11-years-old and weighing from 48 to 79 pounds. As with both the rear-facing and forward-facing child car seats, the booster cushion/seat can be used in both the front and back seats, although the back seat is recommended as safer.

Neither booster cushions nor booster seats have an harness that is used to hold a child in the correct place. Instead, an adult car seat belt is used to go around both the child and the seat. This means that having the seat belt correctly adjusted is very important.

While using a booster cushion/seat, you need to make sure that the seat belt worn is as tight as it can possibly be, the lap belt is positioned over the child?s pelvic region, and not his/her stomach, and that the diagonal seat belt strap rests over his/her shoulder, not his/her neck.

When it comes to choose child car seats for your child, it is very important that you make sure the one you choose works both for your child and the type of automobile that you drive.

As far as the consumer is concerned, the history of the great Ford Mustang began when it was shown to the public at New York?s World Exhibition. The prototypes had been in existence since 1962, with the Mustang 1 (T-5) being first introduced to the motor racing world at the Watkins Glen Grand Prix where Stirling Moss and Dan Gurney drove it for a few laps each as a demo.

In the early 1960s, Ford desperately needed a new car to compete with the sporty Chevrolet Corsair Monza, and its first attempt, the Falcon Future, failed to compete. A brand new car was needed, and the idea for the Mustang was born. It was sporty and quick and a four seater. It was appealing to youngsters, and the prototype was well received when shown at the motor racing circuits.

It went in production in 1964, and was an instant hit. Its launch on 17th April, 1964 was the beginning of what was to be the most popular car ever in American history, and it sold half a million in its first year. Its customers included every age and it was equally popular to men and women.

Many of its parts were taken from the failed Falcon, and its immediate success had as much to do with the almost perfect advertising campaign as it had to do with looks and speed. The advertising power of the three major television networks was used extensively, and with its distinctive mane and tail galloping across the red, white and blue of America the ?Pony Car? was the phenomenon of its age, representing the flavor of the 1960s more perfectly than its designers could ever have dreamt possible.

It was a car of its day that arrived with perfect timing. Later to be called the 1964?, the original Mustang was available as a convertible and as a coupe, both with chrome wrap-around fenders, the distinctive chrome grill with running pony, and a lengthened hood. Although it claimed to have four seats, the back seat was a bit small and it also sported three tails lights on each side. It has sold a million by 1966, although before that the GT and fastback model had been introduced.

The car continued to progress, and by the end of the 60s had become longer by four inches, and a lot heavier than the original, much of this in response to the development of Chevrolet?s Firebird and Pontiac. It was the Corvette, however, that brought the Mustang into the road racing arena. The Mustang was so popular, especially with the young, that Ford were desperate to race it against the Corvette. However, only production two seaters were allowed to race, and to enable them to do this at least 100 two seaters had be produced by January 1965.

This was achieved with the help of Mustang fan and racer, Carol Shelby, who modified 100 of the 2+2 models into GT 350 models, in the process re-equipping them to render them more suitable for racing. The suspension, wheel and brakes were all modified, and the cars were to become the basis of many future models that are even now are much sought after.

During the early 1970s the Mustang lost its way a bit and became a bit too big and unwieldy. The original grace and ?lan that so attracted early admirers was lost, and it became just another car. Part of this was due to emissions regulations, but sales dropped so much that Ford had to rethink its design strategy with the Mustang.

The Mustang II was introduced in 1974, and although it was small and vastly underpowered, it takes its place in the history of the car because it brought to a halt the drop in sales. It sold because of economy in fuel, and the 1973 OPEC fuel embargo. People were afraid that a gas guzzler would hurt their pockets, and so temporarily went for the smaller car. However, this did not last long, and 1975 brought back the V8 engine to the Mustang. However, although it had a 5 liter engine, the carburetor was too small and the catalytic converter combined with that to render it lifeless.

Then came a period of relative stability although there were a few trim changes. Fans must have seen the end coming because the late 1970s saw a slight increase in sales, rather than the drop that model now deserved. The Cobra II and King Cobra versions did little to spark a return to the glory days for the 1960s, and Ford made a last ditch attempt to rewrite the Mustang in 1979. The new Mustang was available as a coup? or fastback with a bit more room inside than the either the original or the ill fated Mustang II.

However, the running horse had gone, and the rear lights lost their distinctive three segments: this expanded to six, while the side scallop also disappeared. It no longer resembled a Mustang! Alterations continued to be made, and the California Highway Patrol found a use for a special coupe model as a high speed pursuit vehicle. With its 157 HP V8 engine, this car was used by a number of law enforcement agent up until 1993, when Ford killed them off.

The fans were wrong, however, and development continued as the Mustang conformed with the coming of fuel injection, air bags and other essential improvements, though the original concept had completely disappeared. In 2005 Ford finally ditched the ancient Fox platform and introduced that now used for the Lincoln and the Thunderbird. The newest Mustang has reverted to some of the original features, and it is a miracle that the car has survived so long.

Nobody involved in 1962 development team would have believed that the great Ford Mustang would still be around 45 years later.

Embarrassingly Simple Secrets to Buying a Condominium You Will Love

Owning a Condominium can be an, affordable substitute for owning a home, if you buy right.

I live in a condominium now and I am also the president of the homeowners association at that condominium complex. I have owned five different condos since 1992 and I am very aware of the good and the bad when it comes to condominium life.

A condominium differs from townhome, in that, with a condo you will usually have a neighbor living above or below you. You will also have a neighbor living on one or both sides of you.

When you buy your condo, you want to make sure that, when you go to sell, the condo will be easy to sell. An easy to sell, ?premium? condo will probably sell for a profit to you.

A premium condo may cost a few thousand dollars more than similar condos in the same complex or area, but this type of condominium will be worth it in the long run.

If I was buying another condominium, there are several important criteria that I would consider in my search:

Location, Location, Location, Part 1: Condos have a tendency to be built near busy streets. This isn?t always to case, but frequently is. When looking at a complex, you want to buy a condo as far away from the traffic as possible, preferably with a building or two blocking the noise.

Location, Location, Location, Part 2: I recommend that you buy a condo on the top floor. In a condominium the worst cause of noise comes from having neighbors moving around above you. You can eliminate this by purchasing a top floor unit. The condo I live in now is on the top floor and I almost never hear my neighbors.

Location, Location, Location, Part 3: If possible try to buy a condo with a view of something pleasing. My top floor condo has a great view of the pool. The windows were design to accent this view. Other condos in our complex have a view of the golf course. But, some of the condos have a view of the parking lot. Ugg. Who wants to look out onto a parking lot?

I have owned another condo that looked out over a park and another that had great views of the mountains. I lost money on the condo I owned that didn?t have a good view.

Renters: You will want to know how many of the condos in the complex are non-owner occupied (rented). You can get this information from the president of the HOA.

If there are more than 40% of the units being used as rentals, your ability to get a mortgage will be limited. Mortgage companies call condominium complexes with too many renters ?non-warrantable?. Non-warrantable = higher risk for the mortgage companies = no mortgages for condo buyers.

The other problems with having too many renters in a condominium complex are that you will encounter more domestic problems, vandalism, police visits, etc. With your home being your sanctuary after a hard day at work, you don?t need these disturbances violating your peace and quiet.

The Homeowners Association: The Homeowners Association (HOA) is actually 99.9% of the time a good thing. They pay the bills, take card of the grounds and building maintenance, and insure that your home is the ?peaceful sanctuary? you need, among other things. These services are paid for out of your monthly dues.

The thing to be careful with here is to make sure that the HOA has enough money saved to pay for expensive maintenance (called Capital Improvements). Capital improvements would include painting the buildings, roof repair or replacement, parking lot repairs, etc. Without sufficient funds in savings, the HOA will be forced to ask for special assessments if they run into an expensive unexpected repair on the property. A special assessment is a request for additional funds from the homeowners over and above the monthly dues, usually a large lump sum. Who needs this hassle?

You can ask the condominium seller or HOA president for the HOA budget figures. If the HOA only has a small amount of money in their savings account, beware! There should be an amount equal to at least three months worth of dues/ per unit in savings. Six months would be better. Any more than six months dues are proof that the HOA board has been fiscally responsible. This is a wonderful discovery, rarer than you might believe.

Four times out of five, I have made money when I sold a condo that I owned. If I was careful about location, renters, and the HOA, I have profited from the sale. I can recommend condominium living as a good, inexpensive, hassle-free way of life.

Bobby Moore, the footballer and captain of the England football team when they won the 1966 World Cup, ?dribbled out of Zanzibar with two blondes, one of whom tried to steal the visitor?s sign-in book? has since died of cancer.

Tina Chow, the beautiful, then wife of Michael Chow the restaurateur who wafted around in Fortuny gowns later died of AIDS after trying to cure herself with crystals. Patrick Litchfield, the royal photographer, then happily married to Lady Victoria Waymouth, recently died after having a stroke. Angelica Houston used to live with Jack Nicholson, but is now married to a sculptor called Robert Graham and lives in Venice in LA. ?Sex-bomb? Sylvia Krystel, rumoured to be having a fling with actor Ian McShane at the time played the title character in the soft-core film Emmanuelle ? one of the most successful French films ever produced. Ossie was murdered by his lover, and Bill Gibb expired from cancer. But, the saddest story of the lot was of Timothy Swallow, a gossip columnist who worked for Nigel Dempster. In the Seventies, he committed suicide in Australia when he was there on holiday. He obviously couldn?t handle the pressure.

Short Sales: How to Deal with Rejection

Buying houses by means of a short sale can be a great way to make significant amounts of money, but they're not for everyone. You have to find a seller who will work with you to persuade the lender to sell the home rather than allowing the foreclosure process to continue. Then you have to submit an offer that's low enough to make a profit, yet not so low as to be rejected altogether.

If a lender does reject your offer, all isn't lost. The first thing to do is to try to determine why your offer was rejected. There are many possible reasons, and if you want the sale to go through, you must job find out exactly what the lender wants in order to make the sale happen. Here are possible reasons.

First, your offer may simply have been too low, which meant the lender would be taking too big of a hit by accepting it. They also may believe they can do better once the foreclosure has been completed, or since loans are often sold to investors, it's also possible that the holder of the note wouldn't accept the loss.

Perhaps the borrower's financial difficulty wasn't stated strongly enough to make a persuasive case for a short sale. If that's the case, the lender might want to work out an alternative payment schedule with the homeowners rather than entering into a short sale.

Since most lenders will require a broker's price opinion (BPO), make sure your offer is somewhere near that figure. Otherwise, a lender will be convinced that they can do better on the open market once the foreclosure is complete.

There may be other reasons, but the number one reason short sale offers are rejected is simply because they're too low. After all, lenders are in business to make a profit, and even when appears there's no profit to be made in a particular home; they want to cut their losses as much as possible. So don't get greedy. You'll rarely be able to steal a home, but you can often get a substantially lower price than you would on the open market.

One of the best ways to avoid coming in too low is simply to ask the lender how much they hope to net from a short sale. They may not tell you, but you'll never know if you don't ask. Even if you don't get an answer in the beginning, you'll have another chance to ask before they make a counteroffer. Be courteous, but emphasize that you're really hoping to make the sale happen. Again, you may be surprised by the figure you receive, and if it's acceptable, jump on it. Don't kill your sale by being too greedy.

If your short sale offer is rejected, don't give up. Probe for more information about why your offer didn't fly and then try to satisfy whatever they ask for before making your counteroffer. You won't be stealing the home, but there's often plenty of profit to be made.

It is often best if one partner puts up the bulk of the money, and the other runs the show. Agree to a plan, then step back if you are investing the capital, and let your partner do his thing. Of course, step up and take control if you are managing the project.

- Listen to what the market is saying. When the cabinet guy asked me for a decision I realized that I knew nothing at all about which cabinets people like. I asked him which ones home owners were most often choosing, and he pointed to one that three quarters of his last forty customers had chosen. Then that's the one I want, I told him. Why would I argue with the market I am trying to sell to? I have seen sellers paint a home a certain color because they like it. That's a quick way to reduce the market value of a home. What colors do the potential buyers like? That's what is important.

- Understand the numbers. Investing in real estate is all about the numbers. If it is an income property investment, it's about one number in particular: cash flow. Be aware of whatever the local formulas are, whether gross rent multipliers or capitalization rates or whatever. Ultimately, though just be sure that after every last expense you'll have cash flow from the very first month. If it is a residential fixer-upper, know what it will sell for and what it will cost to fix it up - before you even make an offer.

- Don't confuse investing with gambling. Investing in real estate isn't gambling, or at least it shouldn't be. There is risk, but unlike true gambling, the odds are in your favor. At least they should be, and you should be able to clearly see the outcome. This why you shouldn't invest based on the assumption of continued fast appreciation. Over time, real estate values do trend upwards, but there is no guarantee that prices will continue up at any particular rate during a given time. Do deals in such a way that they'll be profitable even if prices go nowhere. If values go up, you're that much better off.

- Do the research. Understand the statistics and information you are looking at. It is possible that the real estate agent will show you only the comparable sales that make the property look more valuable. With a bit of your own research, and an understanding of how the various numbers are arrived at, you can avoid overpaying. Many counties have made researching prices easy, with sales prices online. Other web sites, such as the U.S. Census site, have information on population and jobs. Understanding these figures can mean not investing in real estate just before the town declines.

These tips, like all others, are just guidelines of course. You can gamble on rising values, for example, if you really did your homework and know the demand for housing in a town is about to explode. You might pass up a great opportunity too, because you refuse to go $500 over the top price you set. While having a few rules and guidelines is a good place to start, don't let them take the place of thinking when investing in real estate.

What To Look For In Older Houses

What should you look for in a home older than the 1950s? Of course, an older home will most likely be completely out of current building code, but most of those code violations have been persisting on the other 50 surrounding homes and have caused no problems. So, what is really important to look for? Probably the most important components of a house(and expensive to redo) are the foundation, plumbing, electrical systems, and roof.

When looking at a foundation, you should look for signs indicating that it is not level. Sometimes you can simply walk it and feel slopes. With pier & beam, the floors tend to slope towards the perimeter since rain and weather over 50 years has gotten to those outside piers and sunken them. With slab foundations, check for any cracks that may extend upwards across brick. With both, check for cracked tile inside the house or tears in sheetrock. The tears cutting across a tile or a sheetrock panel usually indicate some sort of foundation movement because basically the structure has moved enough to force a tear across a material rather than normal movement that just may crack or tear along seams or grout. Now, of course, if you have cracks or tears across seams or grout that are many millimeters wide, you may still have a problem. In the end, if you see any indication that there may need to be some leveling or foundation work, have a professional come out to do the measurements to be sure.

The plumbing system is another thing to check out. If the home is pier & beam, make sure your inspector runs water while crawling under there. It will be pretty obvious if you have leaks. Galvanized steel at about this time has run the course of its life, so if your home has steel, I would start shopping around for some bids to replace the system. Many older homes also have the iron drain lines, which again, at this age tend to break down. Check for especially green places in the grass where the drain line goes to the street, and you can guess that it is probably leaking. And again, the inspector should see the drain lines when under the home. If you have slab, you can perform a static test, where they fill your drain lines up with water while stopping it up at some clean-out point outside, and then watch to see if the water level drops. If it drops, then water is leaking out somewhere. The static test for slabs is especially important if the foundation has moved; otherwise, it is not typically done.

The electrical systems can get real pricey, if you do a rewire. Look for grounded outlets and have your inspector test all the outlets even if they look like 3-prong grounded outlets because many times the 3-prong is deceiving and there is no ground. You can also look at the panel box outside and it will be somewhat obvious if the box is all rusty & old, or if it looks recent. Your inspector should be able to let you know if the box has enough amps to power your household. Remember that these homes in the 40s had no central AC, computers, microwaves, etc., so they did not need as many breakers as a modern day house.

The roof is important obviously because it keeps the rain and water damage out of your home. You want something with a pitch, preferably, to get that water rolling down your roof and off the house. Flat roofs tend to leak more and you should be careful and tend to them, to prevent water penetration into your home. If there are leaks, check out the decking underneath to see how much damage and possible rotting is going on by looking in the attic at the roof's underside. Gutters are always a plus to divert water away from rolling directly off the roof and near your foundation. Also, if you are putting in central Ac/ heat, make sure the roof pitch is high enough to allow for a unit & duct work.

Those are the main systems to check out and some things to look for yourself. Of course, always have an inspector go over the entirety of the structure before buying a home. He will give you the expertise to evaluate the home professionally.

We left off at that part of our continuing story about Janet and John when they decided to look around the local area having placed an offer on their first dream home in Spain.

They found a street caf? in a village just north of Gandia. John ordered refreshing drinks in his best Spanish, and they settled in their chairs as the thoughts and dreams jumbled in their heads. It had been a very long day and a state of confusion was certainly in the air. Janet was just starting to realise that John had actually bid on a Spanish Property! She had definitely wanted it and had even suggested he used his Amex card to secure a reserve with the owner. Now the logic began to creep back into her well ordered life as the Tonic and Gin seeped into her bloodstream and she became quite pleased with John. The latter was an unusual feeling, poor John. Her husband was not normally well known for making snap decisions and turning the tables on enthusiastic salesmen; but he had done it, he had made a counter offer which was serious enough to stop both the owner and the agent in their tracks.

?Where did that all come from? Janet asked John, John replied eagerly giving Janet details of a website he had been relying on for information where he had found so much useful information for buyers that he had now become an expert himself! He explained that the website was one of many he had looked at from Home but this was his real favourite as it appeared to act as an independent source of information and had formed its agents all over Europe into an Association. In fact Jose Miguel had also been introduced by the same website and was an accredited agent to their association. He had one regret, and that was he had found the site late and could have saved them both a lot of problems. However here they were, the potential owners of their place in the sun.

?How will we afford it John? the Villa was 55K over their original 200K budget. John had offered 225K. ?Well I can probably arrange a top up mortgage with a local Spanish bank?.

Janet and John drove around their potential home village and surrounding environs and discovered to their delight a Doctor?s surgery, a pharmacy a railway station and a sign for a local hospital. So far so good.

The next morning the agent called. Jose Miguel had secured an agreement with the owner and 225K would be acceptable. Janet and John were delighted and a big hug ensued. Jose Miguel offered the services of a local English speaking solicitor and asked John to come into the office as soon as possible with the 6000 reserve to finally clinch the deal. Aah! Here comes that word Reserve again.

John consulted his favourite website where he had seen previously that there were Property Pals to help and guide you through the potentially painful learning curve of purchasing overseas property. He clicked through to the Pal page and sent an email to the local Pal in Gandia.

Janet and John went to see the solicitor who acted independently from a different office to the agent. He spelt out all the legal implications and costs that were involved and promised to look into the legality of the property as soon as possible. John was advised to apply for his NIE number (Spanish National Insurance identity number) and to go and open a bank account. The solicitor Raphael said he was happy to help in that respect but John wisely decided to paddle his own canoe for a while.

When he returned to the Hotel after an excellent lunch he was delighted to have received an answer from Andy his local Property Pal. Andy confirmed that the agent was accredited to the MyPropertyPal Association of Overseas Property Agents and that the solicitor he had recommended was known to Andy and could be trusted. Phew! What a relief, Andy also mentioned that he could give the reserve to the solicitor who would confirm to the agent that he had received it and subject to the searches being successfully carried out it would be released to the agent or solicitor acting for the owner. In this way Janet and John would be acting in accordance with acceptable Spanish process and could secure their property. Once the deposit had been paid, Andy had said owners rarely de-faulted on the deal done as by law they would have to return a double deposit to the purchaser as compensation!

Janet and John decided to go back to the property for a long hard look in the cooler light of the next morning.

All in all another good day for our intrepid pair until the phone rang whilst John was in the shower. Janet took the call. When John came out of the shower he found a crestfallen Janet. What was the problem? Apparently the agent had rung to confirm that the owner needed to be paid 150K in hard cash (Under the bed money) and this needed to be brought to the Notary?s office on the completion date. How could they arrange this? Did they have the money? Was this the fly in the ointment? Did John have the answer to this problem or could Andy help?

Well, what Janet did not know was that this is fairly normal in many Mediterranean countries where owners seek to mitigate capital gains tax. However there are ways for buyers to solve the associated problems of paying in part cash.

You must think of the number of people in your family since not all boardgames are designed for a large number of people to play at once, and with some of these games you can play as teams, but others may not be conducive to team play. You also want to think about the range of ages that will be playing the games. If you have a very wide age range then you may want to consider getting younger games that everyone can play, and a few older games that you may play with the older children after the younger ones go to bed. The Best of Chronology
Age: No age was specified but I would say that you could probably start playing this with middle school aged children.

This game is about putting events in order by determining if a certain event happened before or after another. This is a great learning game for a family with older children. My mother bought a chronology game for me and my siblings and it was always fun, although my brother, being a history buff, used to always win. This game covers four catergories: History, Arts, Entertainment, and Sports.

Boggle
Age: 8+
Number of players: 2+
Most people are familiar with Boggle, but just in case you aren't, this game is about finding words by connecting letters on a 4x4 grid. I was never very good at this game, but it does help you learn to think outside of the box, and requires some patience because you may start to feel like you have a lead on a word and then you hit a dead end. This can be used as a great way to expand a child's vocab if you take the time to tell the child what words mean that you come up with that they don't recognize, it may also be a great lesson in spelling.

Card Sharks
Age: 10+
Number of players: 2+
I don't know how many people are familiar with the classic game show, but I loved watching it with my mom. In this game you place bets on whether or not you can guess whether the next card is higher or lower in value that the last card turned over. This game, like the previous two can be a great learning tool if you think about probability when making your bets.

Yahtzee
Age: 8+
Number of players: 2+
My dad used to play this game with me when I was younger and used it as a time to teach me about addition and multiplication. I still enjoy playing this classic dice game and I am sure your family will enjoy it too. All you have to do is roll the dice and decide which to keep and which to roll again in your effort to fill every category on your playcard.

Mentalogy
Ages: 4+
Number of players: 2-4
This game is designed to improve your short term memory by asking you to memorize lists of words, numbers, and images. I think it's a great way to spend time with the family, improve your memory, and probably have laugh when you start to remember things that aren't there.

Dictionary Dabble
Age: No age is specified, but this game would probably be best with middle school aged children and older.
Number of players: 3-7
This game is hilarious! I love to play it with my siblings. You basically make up definitions to obscure words and then everyone votes on which definition is correct and points are awarded to the player who got the most votes and to players who vote for the correct definition. Definitely a great way to expand your vocabulary and have a laugh, I highly recommend this game.

Think small to save big money on cars

Canny Kia Picanto buyers are laughing all the way to the bank according to latest research from Parker?s Car Price Guide. Results from an investigation into car depreciation shows that no car has lost less money over the past 12 months than the compact city car.

Buyers who took delivery of a Picanto last February will now be looking at an average loss of just ?1,091. Or, looking at it another way, ?21 a week, the cost of two weekly KFC takeaway Family Buckets. Cute looks, a generous specification and a keen list price combined with an aggressive TV marketing campaign means that Picanto is a popular used buy, which is helping to keep used prices firm.

Kieren Puffet, editor of Parker?s Car Price Guide said: These results will surprise many, but if you don?t want to lose a lot of money owning a car, then the message is 'think small to save a large amount'.

Picanto is just one of seven superminis in the top 10, showing that when it comes to holding value, small is beautiful. MINI ? which has been re-writing the depreciation rule book in recent years ? continues to perform strongly, and takes second place in the table with an average loss of ?1,301 between February 2005 and February 2006. Although it?s been on sale since 2001 and is a common sight on the road, it remains as popular as ever. The Cooper Convertible is also a strong performer, taking the fifth spot.

Other Top 10 results are more surprising and include two quick Skodas ? the Fabia and Octavia vRS ? and the Daihatsu Sirion and Daihatsu Copen.

Kieren Puffett added: Rather less surprising are the cars at the foot of the table, which is dominated by blue-chip names like Ferrari and Mercedes-Benz. Although many of these cars have only lost a small percentage of their list price, the totals still run into the tens of thousands of pounds, proving that you have to spend a lot to lose a lot.

So youre pregnant. Congratulations! Your life is about to change in ways you might find unthinkable (and were not even talking about the surrender of your once slim waistline to proportions most comparable to that of a Dr. Suess character). Pregnancy is the beginning of a new life for a baby, but also a new life for you as a parent. If this is your first baby, you may be filled with an endless list of questions and concerns. If youre a veteran of the labor and delivery room, youve got a better idea what to expect, yet every pregnancy, like every mother and child, is different.

Making Choices

While pregnancy and birth have physiologically been the same since the beginning of time, your options as a pregnant woman today are greater than at any previous time in history. After confirming your pregnancy, your first (and arguably most important) decision to make is choice of caregiver. While traditionally in the U.S., maternal care has been provided through obstetrical physicians and hospital births, there is a growing movement towards the return of low intervention, midwife-assisted births.

How do you know which is right for you? Consider what is most important to your birth experience (always remembering that birth is anything but predictable and flexibility is vital). Are you interested in birthing naturally, without the aid of drugs or invasive procedures? Would you rather give birth at home or in a birthing center as opposed to a hospital? A midwife may be the right choice for you. Conversely, if you know upfront youll want an epidural at the first sign of labor pain youll probably find the anesthesiologist at your local hospital to be your best friend.

Keep in mind, each choice has its pros and cons and its up to you to weigh which option is the best for your needs. If you give birth at home and have complications, youll need to be transported to the hospital. Epidurals may provide excellent pain relief (or not), but have potentially serious, although rare, side effects. Some birthing centers will not accept a mother attempting vaginal birth after caesarean section (VBAC). Being an educated consumer in your pregnancy will allow the best possible birth experience and beginning for your new baby.

Planning for Baby

Somewhere around middle to late pregnancy (usually about the time you can no longer see your toes because of your protruding middle), youll want to start making accommodations at home for your baby's expected arrival. If this is your first, trust yourself to the care of an experienced mommy friend who can prevent New Mother Shopping Syndrome, i.e., going to Babies R Us and spending an exorbitant amount of money on baby paraphernalia that, not only do you not need, but you will never use. Yes, the mommy bear that emits sounds of the womb is cute. No, your baby will not be fooled. This is the time to cultivate self control, which will particularly come in handy when your precious baby has become a 16-year old who has just wrecked the family car.

Babies actually need very little in the way of gear for the first few months of life. If youre planning to family bed, you can skip the nursery furniture altogether. Some good choices of useful items include a five-point harness convertible car seat, a quality hospital grade breast pump if youre planning to breastfeed (Medela is the gold star standard), and plenty of onesies for sleep and play. A baby sling is also useful for helping mom get things done around the house while still meeting the baby's need to be held, and also for discreet public breastfeeding. Skip the infant carrier, which can only be used for about six months, at which point youll have to purchase a convertible seat anyway. Also unnecessary (at least for now) are baby toys, gyms, etc., which will not be of interest to the baby until at least six months of age.

Delivering the Goods

Prepare for labor and delivery by compiling a plan for your caregiver sharing your wishes for birth. Discuss your feelings on all types of medical intervention including the use of epidural, IVs, amniotomy, fetal monitors, episiotomy, etc. Remember that a birth plan is simply that, a plan. Since no one knows exactly how any given birth will proceed, it is not a guarantee of any kind. While the mothers experience with birth is important, the ultimate goal is a healthy baby, whatever it takes to achieve it. A birth plan is simply helpful in communicating the type of birth experience you would like to have, and if you have made a wise selection in caregiver, you will have someone who will work with you to honor these wishes to the extent they are possible. You may want to hire a doula to assist during labor. A doulas purpose is to support and be an advocate for the mother, and can be helpful in achieving the mothers goals towards birth.

Surviving the First Weeks

After nine months of waiting and planning, your baby is finally in arms. What next? Despite that you might feel youve gotten away with something when the hospital staff actually allows you to leave with your baby (whom you think you have no idea how to care for), remembering a few simple tips can help things go more smoothly.

Feed your baby on demand. Dont try to schedule feeding sessions, which can be detrimental to establishing proper milk supply if breastfeeding, and simply isnt good for baby.

Keep a record of wet and soiled diapers for the first few weeks to assure baby is taking in enough breast milk or formula.

Hold baby as often as possible. Contrary to what grandma might tell you, he cant be spoiled.

Always remember to place your baby on his back to sleep and tummy to play, to lower the risk of Sudden Infant Death Syndrome (SIDS).

Call your pediatrician if your baby develops a fever, or if you have any questions or concerns.

Early childhood is a very physical time. Preschoolers devote much of their days to these kinds of actions for a simple reason: they must practice using their arms, legs, hands, and fingers. Scientists and educators refer to the process by which children slowly gain control over their bodies as motor development. They generally divide motor skills into two broad categories. Large motor skills involve muscle activities such as walking or moving one's arms. Fine motor skills require the use of smaller muscles and involve more precise moments, such as using the fingers to draw.

Good motor skills are important to your child's physical fitness and ability to conduct everyday activities like brushing her teeth, or getting the cereal from her bowl to her mouth. Motor skills are also a major factor affecting a child's early intellectual development. Activities that build good physical skills are intimately connected with a child's intellectual development. The better a young child's motor skills, the more she can explore. The more she can explore, the more she can learn. Also, motor skills assist in a child's social and emotional development. Competent motor skills give young children a greater sense of being in control and able to do things for themselves.

This helps to build confidence and independence. It also enables children to take part in social interactions (like playing patty-cake with big brother. Simply put, good motor skills bring great happiness to small children. Another major factor that is affected by a child's more skills is success in school. When your child gets to school, her teachers will expect her to be able to do certain basic things, such as hang up her coat, and carry things without dropping them. Many group activities will involve various motor skills, from joining hands and dancing in a circle to finger painting, cutting, and pasting. Finally, writing is a factor that is developed through a child's motor skills. This critical academic activity requires a lot of fine motor skill. No one expects your child to be able to write nearly when she reaches school, but if she does not have the skills that enable her to hold and manipulate a crayon or pencil; she will have difficulty learning to print letters and numbers.

Generally speaking, two things must happen for a child to acquire good motor skills. First, she must do lots of physical growing. Her muscular, skeletal, and nervous systems must all develop and strengthen. Second, she must gain coordination. She must learn to orchestrate the movements of her muscles to achieve desired results. She must also learn to gauge distances and direct her hand movements under the guidance of her eyes. This is a matter of practice-lots if it. One big reason children enjoy scribbling, coloring, building with blocks, taking things apart and putting them back together is that such games turn clumsy hands in to deft fingers.

Nature seems to have programmed little kids to enjoy doing things that help them develop. Even babies do a seemingly endless amount of reaching, grabbing, fingering, and dropping of objects in order to exercise the body and develop coordination. During the toddler and preschool years, children spend a great deal of time catching and throwing balls, hopping up and down, pushing and pulling wagons-all activities that aid in motor development.

The process of gaining motor skills by not means flows at any even pace. It is common for a young child to make rapid advances in a particular ability, suddenly stall for several weeks, or even seem to regress in a particular ability, then just a suddenly zoom ahead again. Further more, different children gain control over their bodies at a slightly different speeds. For example, it is normal for one child to begin walking at fourteen months when his older sisters took her first step at age one. In any group of preschoolers, some kids will be a bit further along than others at throwing and catching, jumping rope, drawing, and such.

Since they naturally spend so much time using their arms and legs and hands, children do not need any special classes or exercise to help them develop competent motor skills. So long as they have proper nourishment, adequate health care, plenty of physical activity, opportunities to play, and encouragement from adults, most do just fine in learning to control their bodies.

The key thing to remember is that early childhood should an active time. That means less time in front of the TV, and lots of playing and exploring the world. Physical activity in the preschool years helps your child grow up happy and strong, and is an important part of getting ready for school.

While selecting a house that falls within your needs is extremely important, I believe it should take back seat to finding the best community first. If you buy your dream home that is located in the wrong end of town to fit your lifestyle, you may feel that your dream has become a nightmare quickly!

?MAKE A LIST

When thinking about the community, make a list that has your ?must have? and ?wants? regarding your lifestyle written on a list. What activities are you, or your family, currently involved in that you absolutely must continue after the move. If soccer is important to your children, then by all means make sure the community you select supports soccer and has adequate facilities. Swimming, piano, golf, dirt bike riding, running; whatever it is that is your passion and hobby, make sure it is not only available in the community you select, but is also convenient to the home in which you will be living.

?NARROW DOWN BY CITY AND AREA

Once you have a community or city selected, you need to start thinking about which end of town within the selected community you wish to live. Again, be sure to estimate commute time to and from work, practices, etc. Does one end of town have more of the grocery stores that you like? Do you want to be close to the interstate or far away? This will help you decide North, South, East, or West.

?DOUBLE CHECK

Sit down and think about your list in great details. Make sure there is nothing that you need to change. One you make the selection, and commit to purchasing a home in a specific area, you are finally ready to get started.

?FIND YOUR HOME

With your list in hand, research the communities and areas in which you want to live. You should be able to narrow down rather quickly if you want to live North, South, East, or West. Your lifestyle should also point you in the right direction for the city that will suit you best.

?NO PERFECT HOUSE

Now that you know where you want to live, it is time to start looking for homes. Don?t be tempted to look at homes that are not in the area! You?ve got a plan on where you need to live in order to have a successful move! Having fun with phonics. The second of my five secrets of preschool literacy.

FAST PHONICS AND WHERE TO BEGIN?

Previously I discussed the WHY of teaching children from babies onward to read. Now I shall discuss the HOW of achieving this in the easiest, fastest and most successful way possible.

You now view teaching your child from a different perspective and are ready to take those first positive steps forward. The integrity of your commitment is important, don?t be spasmodic, do be regular, confident and completely relaxed. Where to begin? With the alphabet of course. Why the alphabet? Since it was rubbished for so many years, why resurrect it? Because the alphabet will always be the fundamental basis of all reading in English, from those twenty-six letters, every single word in our language is formed. From ?at? to ?deoxyribonucleic acid?, from ?but? to ?uncharacteristically?, every word is simply bits of the alphabet strung together. It makes sense to learn it and to learn it in the way which will lead quickly to lifelong successful reading.

For babies and pre-schoolers, draw the letters one at a time, in red felt pen, each on a white post-card. Put a couple on the walls of the child?s bedroom to begin with and perhaps one or two in the kitchen or living room. Then be matter-of-fact about their introduction.

?This is ?a?, ?a? is for ant,? ?I see ?d? for dog is over here.? For very small children you can greet the letters, ?Hello ?a?, good morning ?b?.?

For older, school age children and for home-schooling, just work through the alphabet progressing as fast as your child is able to go.

Keeping the sounds in their simple phonic form, work through the alphabet, introducing a couple of new sounds once the earlier ones have become old friends and always checking back. Let your child check you, stumble along the way and allow yourself to be corrected.

Importantly, NO aye, bee, cee, dee, ee, eff, gee, aitch and so forth for the following reason. Using the phonic alphabet a child will sound out c..a..t. Using the aye, bee, cee version it would be sounded cee..aye..tee, great for spelling later, useless for learning to read.

Beware of shop bought alphabet charts, they regularly feature ?i? for ice-cream and

?t? for tube these have long vowels and come later. ?w? for whale and ?b? for boy, these are phonic sounds also to be learnt later on. ?y? for yacht, regularly appears and this has silent letters which come along very much later in the phonic list.

Draw your own chart, you will need an A1 sheet of white paper, a black felt pen for the grid lines and a red one for the sounds. Here is my own carefully worked out alphabet, the beauty of which is that once a child has mastered all the sounds he will be able to read across every word.

?a? for ant, (a cute little ant in a dress perhaps), ?b? for bed, ?c? for cat, ?d? for dog,

?e? for elf, ?f? for frog, ?g? for gift, ?h? for hat, ?i? for ink, ?j? for jug, ?k? for kid,

?l? for log, ?m? for mum, ?n? for nest, ?o? for ox, ?p? for pig, ?qu? for quilt (since these two always appear in tandem in our language, teach them as one. ?r? for red,

?s? for sad, ?t? for top, ?u? for up, ?v? for van, ?w? for wagon, ?x? ?kiss? as in fox, (this is the only way to teach this letter. ?x? for xylophone has a ?zzz? sound and ?x? for x-ray, has an ?eggs? sound.) ?y? as in yak and ?z? as in zebra. Write the sound in red, the word in black and then paste or draw appropriate pictures in each square.

Teaching a child this way will not destroy the quality of your relationship with him. To tell him, ?This is ?a?,? is no different from telling him, ?This is an orange or that is a telephone.?

These days a child?s social calendar grows exponentially. By the time he is at school there are parties and sleepovers, school outings, clubs and all manner of engagements taking place. You can relieve a little of the trauma of school by setting the scene for reading, even if the alphabet is as far as you ever go.

Basic Strategies to Win

Tricking and blocking are two common strategies to play Backgammon. Playing backgammon is all about tricking your component especially early on in the game. Also, by losing one of your pieces early on, the competitor will actually end up having more pieces in their home board. Dressing Baby For Winter

Dressing a baby for winter can be a chore and a challenge. The little ones do feel changes in temperature far more keenly than adults, so it's important to keep them warm - without overheating their little bodies. Don't think just because you've picked up a nice snowsuit or bunting that your baby has all the clothes he needs for winter. What should the well-dessed winter baby be wearing?

The key concept in dressing babies for winter weather is layers. Several thin layers will keep baby far warmer than one bulky snowsuit - and make him feel far less like a stuffed sausage. In addition, you can regulate his body temperature by stripping off and putting on layers, or unzipping outer layers when you step inside. More specifically:

Onesies or footed cotton stretchies are the best inner layer for a winter outfit. The close fit helps keep body warmth in, and the one piece construction avoids drafts. Socks are important, especially if you choose a onesie instead of footed stretchies. Put them on before you put on pants so that they tuck inside pant legs.

Sweatshirts are prone to riding up and baring belly and back at the waist, and elastic waist sweatpants do the same in the opposite direction. Sweatsuits may be adorable on little ones, but a one-piece heavyweight jersey or fleece jumpsuit is a better choice for cold days. No gaps in coverage to let the cold in.

Sweaters are a must for babies and toddlers as well - and not just for winter. They're great for slipping on over clothing on cool spring and autumn evenings. If you pick a couple of nice, oversize ones with hoods, they'll do a nice job of substituting for a winter bunting as long as you've bundled up nice and snug underneath it.

While you're bundling, don't assume that a hood is all the head-covering baby needs. We lose up to 40% of our body heat through the top of our heads, and a loose hood can't keep it all in. Make sure you tuck a nice snug cap under the hood - and pick a hood or cap with a face guard if you'll have baby out in temperatures below freezing for more than short trips back and forth to the car. Tender skin gets frostbitten far too easily.

Make sure you cover up little fingers too - don't trust to overlong sleeves. Little mittens, whether knitted or the built-in snowsuit mitts are vital. As far as snowsuits go, until the baby is up and walking, stick with bunting style snowsuits. They give the baby room to move his legs around, which will add to YOUR comfort on long car and stroller rides by reducing fussing. Shop around for a bunting with a safety-strap slot to feed car seat and stroller buckles through. Never compromise safety for warmth, not when you can have both. And speaking of car seats, adjust car seat straps and buckles to fit snugly without binding - and be sure to readjust when you pop in the baby sans bulky snowsuit.

The 2007 Dodge Magnum SRT8 is one sinister looking wagon and it?s not just about the color. Wagons may not be the first choice by most when it comes to a cool conveyance but if utility is high on the priority list then there are always SUVs, vans and wagons.

Wagons provide as much cargo room without sacrificing a car?s typically better ride, handling, braking, and acceleration. The Dodge Magnum SRT8 is like a Charger with a really big trunk which makes this wagon a match to SUVs and vans when it comes to loading cargoes.

These LX cars have proven quite a success for Chrysler and it?s because of some very good reasons. It?s based on the E-Class Mercedes platform, offer rear-drive, full-size comfort in a more refined package than what most American car buyers are used to. The price is also remarkable since it?s very affordable.

The Hemi versions in particular offer a lot of features plus extras for the buck. But with the additional of the SRT badge, expect to get things a little more devilish.

The Drivetrain When it comes to vehicles it?s always about the engine. Instead of the 5.7 liter Hemi, the SRT will have a smokin? 6.1 liter version with an additional 80 hp. The Street and Racing technology engineers worked with their black magic and created the classic Hemi orange block and black valve cover paint to remind customers of the powerful heritage of the SRT.

The hemispherical combustion chambers were viewed as the source of dominant power in the past. And that is also one of the reasons why the Hemi ?Cuda convertibles can cost over $2 million at auction today. The ?Street hemi? of the 60s and 70s produced 425 horsepower from its 426 cubic inches of displacement. The present Hemi gets a similar output from less than 90 percent of that displacement.

The SRT team begins with a run-of-the-mill 5.7 then bores the cylinders by 3.5 mm, increases the compression ratio from 9.6:1 to 10.3:1, redesigns the cylinder heads, exhaust and intake systems for increased flow and hit the redline from 5,000 to 6,000 rpm. There was nothing more left with the standard 5.7 once the SRT team gets through with it?valves, cams, rods, manifolds, rods, crank, oil pan, pistons?you name it they?ve changed it all?.Every single part. The block is also given more reinforcement and the result is a seemingly endless grunt whenever you have a need for it.

The output is also rated at 425 bhp @ 6000 rpm and 420 lb-ft @ 4800 rpm. This power is routed through the A580 five-speed AutoStick that may prove to be a little reluctant to downshift on its own. Upshifts are smooth and may prove to be unremarkable but once under full throttle they seem a bit abrupt. The transmission may not be the smoothest in the world but it enough for most accomplished drivers.

A tap to the right or left once in drive mode will enable drivers to hold a gear which will be displayed on the dash. And the best thing about automatic is that it makes burnouts as simple as pressing both pedals for a second or two before letting the brakes out. Never forget to disengage the ESP traction control unless you want to change tires already.

The Suspension Since the Dodge Magnum SRT8 is a large vehicle weighing 4,260 lbs it is best to start with the brakes. The SRT despite its size is capable of decelerating from 70 to 0 mph in approximately 170 feet. It can also do the quarter-mile in the mid 13s and can also do 0 to 100 to 0 mph in the mid 16-second range. That?s one serious stopping power courtesy of the 14.2 inch front and 13.8 inch rear vented Brembos.

These Brembos are strong and easily modulated even when it means reducing a triple-digit velocity by half in one emergency maneuver. It just did what it is asked to do without any problem. The brakes that reside within the large, 20-inch polished 5 spokes, wrapped in 245/45 Goodyear F1 summer tires provide excellent gripping performance.

The SRT?s special shocks, modified spring rates, different bushings, plus the big anti-sway bars create a huge change to the handling. The vehicles height is also lowered by just one-half inch but it feels like it?s lowered by a lot more. The Electronic Stability Program (ESP) has also been reprogrammed to provide a slightly more antisocial behavior before cutting in. The riding comfort that one gets from the SRT8 will make you wonder why all suspensions are not tuned in a similar manner.

The Exterior The exterior appeal of the Magnum SRT8 is charming and compelling. No other wagon has been as successful as the Magnum SRT8 has been able to stir the soul so thoroughly. The Dodge Ram crosshair grille, tapering roofline, and raised beltline exudes power and muscle. The Dodge Magnum SRT8 is available in Brilliant Black, Bright Silver or Inferno Red Crystal Pearlcoat.

Chrysler?s Eagle The Dodge Magnum SRT8 is not the first powerful vehicle that Chrysler has developed. The Eagle Talon which was one of the three model names given to a passenger car manufactured and sold by the then Chrysler Corporation and Mitsubishi Motors of Japan in a joint venture known as the Diamond Star Motor, between 1990 and 1998.

The Talon was then sold under the Eagle brand developed by Chrysler to compete with Japanese imports in the late 1980s. The other siblings of the Talon were the Eclipse which was sold by Mitsubishi and the Laser which was sold by Plymouth another Chrysler brand. Both Plymouth and Eagle has been discontinued but despite this fact the production of Eagle parts like the Eagle exhaust continues. The Eagle exhaust is renowned for performance and power.

The Eagle Talon together with the Eclipse and the Laser were built on the same platform at the DSM manufacturing plant in Normal, Illinois. Langan's Brasserie in The Seventies

The most popular restaurants in the Seventies were places to see and to be seen in. The newly opened Langan's Brasserie in Stratton Street, on the site of the old Coq D'Or, fitted this bill perfectly. Peter Langan, the alcoholic genius who created the restaurant, hosted preview dinners, leading up to the opening in 1976. The ambience was enticing, donated fine art splattered the walls, David Hockney designed the menus, but in those days, the food was the least interesting thing about the restaurant. It was the famous clientele that attracted the caf? society in droves. On one given weeknight, you could spot deranged members of the British aristocracy, Hockney, David Bailey, Jack Nicholson, Andy Warhol, The Shah of Persia, and President Gerald Ford munching away. (Statesmen were invariably encircled by tables of their security staff). Diners scoffed bangers and mash, while viewing the restaurant's visual froth, which included socialites, top models and their entourages of fashion designers and fashionable hairdressers.

Once the restaurant opened, if provincials booked a table, thinking they could star spot, they were shoved upstairs to 'Siberia', to ogle if they so wished, Patrick Procktor's freshly painted mural of Venice. The top table, which Peter Langan reserved for his friends was near the entrance, next to one of the big windows in the restaurant. One of the main attractions of the restaurant was Peter himself, who thrived on being an outrageously rude court jester. He revelled in verbally attacking his adoring customers, and behaved like a sexist pig towards his women victims. Funnily enough, trapped diners regarded it an honour if Peter descended on their tables and ruined their meals.

The Sculptor Peter Schleshinger drew a lovely portrait of me in the early Seventies, and the architect who bought it in order to scare his children loaned it to Langan's. It was shoved at the far end of the restaurant near the library on the ground floor, which gave me a legitimate excuse to 'see and be seen', while I table hopped through the restaurant in order to view it, during my days as a gossip columnist. The characters in Frantic, my novel about the early Seventies didn't make a habit of going out to swanky restaurants. That's because they were holed up in trendy cafes, modelled on the infamous Up All Night in Fulham Road, where wired partygoers used to come down from their drugs. 'One fading afternoon, in a popular Knightsbridge watering hole, Alice's pounding head lay submerged in her triple expresso coffee (she had spent a tough night at The Igloo)' is a quote from Frantic which illustrates the fad for all night cafes in the early Seventies. Food didn't seem to be so popular in those days.

The fodder was definitely the least important thing about Langan's, although the cr?me br?l?e was divine. It was the best thing on the menu, and one needed a pickaxe to crack the crust. When I interviewed Jackie Collins re: her book Hollywood Wives, we consumed cr?me br?l?e for our starter, main course and desert. And, no, we didn't have the top table. We had the second top one!

Four classic automobiles will be auctioned by the American Concours Foundation with the proceeds going to charitable institutions like the Amelia Island Concours Foundation and the Concours Las Vegas.

The four classic automobiles will be sold separately and will be auctioned online. The four vehicles are totally unique and rare that the bidding will surely go through the roof. A Mercedes, a Lincoln and two Jaguars will be auctioned via eBay.

The first of the four classic automobile is a 1955 Mercedes 300SL Gullwing Show Car. This timeless piece of engineering was first introduced to the public in 1954 at the New York Auto Show. It is distinct among it predecessors because of the fact that it did not debut during a European motor show.

Aside from that peculiarity, the Mercedes Benz 300SL is also best known for its gullwing or butterfly wing doors. The door configuration is now being used on sports cars and is also known to enhance the aesthetic value of a vehicle.

In fact, to buyers, the impression is that there's not much room to put anything of their own, because the fact that those trophies won't be there when (or rather 'if') they move in does not register.

Take a look around the room you are in as you read this. A computer is fine; the pens and paper, disks, cheque books and other accoutrements that collects around it is clutter. Anything to do with pets is clutter; the cat's litter box and scratch post is clutter, the dog basket and the rat cage, all clutter. When someone looks at your property, pets should not be visible, and this is triply important if you have a big dog, however affectionate!

The nice warm fire on a cold day is fine: the cardboard box of logs is clutter. Get rid of it! Create more welcoming space.

The family photograph or two on the wall is acceptable: the two dozen photographs of the grandchildren is clutter. Get rid of them. Create more welcoming space!

The coffee table on the rug on the floor is fine: the library books, shoes, magazines, footstools, floor cushions, TV remotes, mobile phones, etc are clutter. Get rid of them. Create more welcoming space!

The answer with the resulting Reese’s Peanut butter Cups was a resounding yes. For the 1031 exchange and preconstruction contracts the answer is much less clear. Indeed, “use caution” seems to be the answer best applies. Let’s see why:

First, as with all 1031 exchanges, the same common-sense rules apply to transactions involving preconstruction contracts as with all other potential real estate transactions. Specifically this means: holding the contract to be sold for at least one year, using a qualified intermediary to handle the details, applying all the initial contract proceeds toward the replacement contract purchase, and purchasing or entering into replacement contracts of at least as much value as the sold contracts.

Beyond these basics, investors should enter into potential 1031 exchanges with preconstruction contracts with even more caution for several reasons. Let’s use the most common example: a condominium preconstruction contract. In this instance, investors need to bear in mind that the condominium developer's approval generally is required in order to sell a preconstruction contract. And, as a condition of approval, many developers require a share of the sale's profits. In addition, many lenders and financial institutions frown upon on numerous assignment contracts and prefer to see actual contract buyers.

The conservative and safe approach to using a 1031 exchange for preconstruction contract on a condominium is to obtain a tax opinion letter from a certified public accountant stating that the contract-for-contract exchange qualifies. Investors must be careful since, if the transaction is not handled appropriately, the IRS may raise a red flag if it suspects the contracts being exchanged are for flipping, not investing.

When attempting to navigate the path that leads to successful 1031 exchanges for preconstruction contracts, all real estate professionals and investors should seek legal and tax counsel on their transactions. In addition, exchangers should hire a well-experienced, independent qualified intermediary to ensure their 1031 transactions are managed according to IRS guidelines.

Interest Rate Buydowns What Is Old Is New Again

Whenever you hear about buydown loans again, it?s a sure sign interest rates have risen and the real estate market has slowed down.

A buydown occurs when the interest rate is ?bought down?, that is, with cash to pay for a lower interest rate known as a permanent buydown or ?borrowed? into the future with a higher base interest rate as in a temporary buydown. The lower interest rate, the lower the monthly payment and loan qualifying is easier. Conversely, the lower the interest rate the more it costs.

The permanent buydown buys the rate down for the life of the loan. Typically it costs one point or one percent of the loan amount to buy it down a quarter of a percent in rate. If the current rate is 6.50% for example, you can buy it down to 6.25% for about one point.

A temporary buydown is for a short, set period of time. A 2-1 buydown is most common where the initial interest rate is two percent below the base note rate for the first year and then 1 percent below the base for the second year, finalizing at the base note rate for the remainder of the term. An example would be a base note rate of 7.50% with the first year at 5.50%, the second at 6.50% ending with 7.50% for the remaining 28 years on a 30 year loan.

It can be bought down with cash and/or a higher base interest rate with revenue called a Yield Spread Premium, also known as YSP, rebate or premium pricing. Think of it as leveraging tomorrow?s higher interest rate to gain a lower one today.

Why is this important to you as a seller? It increases your pool of qualified buyers for your home. It costs you between one to three points but it is part of dealing with a slow market; either lower the price of your home or give more incentives. It is a widely used tactic by new home builders when the market softens.

Why is this important to you as a buyer? The buydown subsidizes your monthly payments to allow time for your income to catch up to the yearly increase of approximately 7.5% above the previous year?s payment. You can buy the home you want today rather than wait, or worse, buy a lesser home you really didn?t want. You get the added fixed rate security benefit knowing exactly what your monthly payment is at any time, unlike an adjustable rate mortgage. Structured correctly, you benefit at the seller?s expense.

Why is a permanent buydown not a good option on a purchase? One main purpose of the buydown is to get more people to qualify for more home. Three point cost only drops the interest rate about ? of one percent, the permanent rate of 6.50% lowers down to 5.75% for example. A temporary buydown using the same scenario would lower the first year?s interest down to 4.50% percent, a full two percent below. It also lowers the monthly payment substantially below the ? of one percent rate drop.

There are different buydown variations to discuss with your mortgage consultant if you are a buyer or a seller. The 3-2-1 buydown works on the same premise of the 2-1 only over a three year period. A ?flex-fixed? buydown has incremental increases every six months. Structuring depends on your credit score and how much you are putting down.

If you are a seller, a seasoned mortgage consultant will structure the buydown so it doesn?t cost you as much yet broadens the market appeal of your home. It becomes a powerful marketing tool for your real estate agent to sell your home sold faster. This mortgage consultant will also structure the purchase of your new home based on your projected net proceeds to make both transactions smooth and tailored to fit you.

For you the buyer, a buydown is a valuable financing option added to your mortgage arsenal. The buydown and the cost need to be structured into your formal offer to purchase contract. It broadens the number of homes you qualify for and if structured correctly, you benefit from a lower initial monthly payment and interest rate, at the seller?s expense. By the time the interest rate hits the higher base rate; you will be in a position of handling the higher monthly payment with your increased future income if the rates remain high and/or to refinance if rates drop.

Your mortgage consultant will explain the program, the payments and cost in detail in terms you can understand; what it means to you today and over time.
